• Abbey Vacation Rentals Terms & Conditions

    Check-In Check-in to your Condo is at 4pm HST the day of your arrival.
    Check-Out Check-Out of your Condo is at 11am HST the day of your departure.
    Accidental Damage Protection We know that most people do treat our properties with great respect when visiting with us, but accidents, spills, and a host of other unintentional things do occur. We don’t believe in taking large security deposits from our guests. Carrying a large security deposit on your credit card 60 days prior to their arrival, and then having it refunded two weeks after your departure, exposes you to very expensive interest charges from your credit card company for this 11 to 12 week period, and of course there is always the natural concern of “has my security deposit been refunded yet”, which requires you to monitor your future credit card statements. Requiring a large security deposit also reduces the credit line available to you on your credit card just when you may need it most, when you are on vacation. Due to these drawbacks, we provide an Accidental Damage Protection Waiver program, which is far superior to a legacy Security Deposit approach, for guests staying with Abbey Vacation Rentals.

    The Accidental Damage Protection Waiver program, $54.00, covers unintentional damages to the rental unit's interior that occurs during your stay, provided they are disclosed to Abbey Vacation Rentals prior to check-out.  

    Any damage should be reported immediately to Abbey Vacation Rentals.  For example, carpet stains from spills can be quickly removed if reported promptly. Please note there is no smoking of any kind in any of our properties, nor are pets allowed in any of our properties.
    Deposit Two nights rent with Hawaii tax + administration fee due immediately upon making your reservation
    Confirmation Confirmation will be mailed to you within 24 hours after your deposit is received.
    Full Payment Due 60 days prior to arrival.
    If you are making reservations within this 60 day window full payment is due and payable now. Reservations not paid in full 60 days prior to arrival will be canceled. Please note you are considered PAID IN FULL when both DEPOSIT and FINAL PAYMENT: Rent, Hawaii Tax, Exit Cleaning and Accidental Damage Protection have been received. Please note third party charges (e.g., cleaning) are subject to change without notice, however they are fixed and cannot be changed after final payment is received.
    Cancellation Policy We require written notification of cancellation. Cancellation of reservations are assessed with a cancellation fee of $100.00 + tax. If cancellation occurs less than 60 days prior to arrival and our condo can be re-rented, a prorated refund will be made. If our condo remains unoccupied, all rental payments will be retained. The exit cleaning charge will be refunded for cancellations prior to arrival. After arrival, shorten stays will receive no refunds. Please note that we offer Vacation Rental Insurance to cover you for life's unexpected surprises.  Administration fee and Accidental Damage Protection are non refundable for all cancellations.
    Vacation Rental Insurance Abbey Vacation Rentals is pleased to offer Vacation Rental Insurance to protect you from unforeseen circumstances that mandate condo reservation cancellations.     Payments Reservation and final payment may be made with credit cards (Visa & Master Card only). Final Payment is due 60 days prior to arrival. If you have elected to pay your deposit with a credit card, we will automatically debit your credit card 60 days prior to your arrival for the final payment. If you prefer to pay your final payment via check, we must receive this payment at least 75 days prior to your arrival.
    Additional Info

    Directions, information on keys, and contact information will be emailed to you prior to arrival. Please note third party charges (standard cleaning) are subject to change without notice, however they will be fixed & unchangeable after final payment is received. Please review all of your contact information that you provided to us for accuracy, and notify us by email concerning any corrections.

    Additional Cleaning:  Following your departure, if the property you rented is found in a condition that requires more than the standard cleaning time & effort allocated in the Exit Cleaning charge of your reservation to bring the property back into rental ready condition, your credit card will be charged for the additional cleaning cost above your reservation’s Exit Cleaning charge to bring the property back into rental ready condition.

    Changes in Reservations: Any changes to a confirmed reservation (reservation deposit received) are subject to a $25.00 + tax charge per change.

    Lock Out Policy: Guest lock outs during business hours will be subject to a $25.00 + tax charge per instance.  After hour lock out charges will be determined on a case by case basis.

    Occupancy Limits: The number of people occupying the unit must be disclosed at time of reservation. If your group is larger than disclosed at the time of your reservation, your party will be required to vacate the property immediately with no refund.

    Construction: The Big Island of Hawaii is a growing and thriving community. If your rental is in the proximity of new construction, please try to be understanding. If the construction activity exceeds normal work hours, we will endeavor to contact the persons responsible for the construction activity to discuss appropriate start and stop work hours, etc. No refunds due to construction noise will be made.
